The leasing fees are the low hanging fruit that makes that business even worth pursuing.

Turns out, as we all expected, the law wasn't followed at all regarding the gouging tax increases last year.

About 6 months worth of cash flow was negated by the upgrades.

Only downside is that buying a house now is so high it's almost not worth the effort it seems.

HOA management companies seem to be increasing fees for no reason except to hold more cash without actually making improvements.
