Hey BP Fam - I'm looking to purchase a SFR near Downtown SLC for my periodic use in winter (big skier) and summer (escaping Texas heat and hiking); but it needs to generate income as an STR when I'm not there.

Plus holidays are around the corner.Any other suggestions on how we approach this now?

You also have to consider the winter months, but I am not sure how that affects sales in CA.Good Luck!

If you can limp through this winter you might do well.

Early to mid-December is just an awkward timeframe and I feel you run the risk of not getting your unit rented until after Christmas/New Years and the possibility of it dragging on in the winter.

My town had about 2800 residents in the summer and 1800 in the winter and most of the investors have turned their properties into AirBnBs so anything here I can buy will find tenants quickly.

Is winter considered to be slow season for people to move?  

Does anyone know if BP is going to have a sale on Pro/Premium memberships this holiday season? 

You want a month-to-month lease that does not allow the tenant the right to move out during the winter months.
