I'll have to try out the MTR strategy on the next property, or in 12 months when their leases are up.

I like the strategy, if you can help someone get caught up on their mortgages it works for everyone. 

I don't think that is a good strategy, nor will it work in most situations.

However, if you are confident in your ability to find a buyer within a week, and you have a strategy for marketing the property, it could be possible.
