They will pay electric, cable, cell phone, etc. that is fixing to get cut off THAT DAY and say they have 1 week to pay the rent.

Thanks so much for the help, Criticism, whichever it is, the bottom line is we all want to make money from real estate investing, so any improvements are just an addition to our bottom line, or decision making effecting our bottom line.

Both the San Antonio and Austin markets are hot currently so perhaps if your situation allows for it when you move maybe you could rent something for 6 months in whichever place you decide upon and allow yourself to become more familiar with the neighborhoods to decide where you might like to live and find a good one that’s up and coming and less expensive.

So before I drove over there and thew my cellphone at the guys head I went into a state of meditation and made a resolution to try to sell.  

1) Both can do it usually so whichever one you feel more comfortable with.

Hi @Sandra Roddy My piece of advice would be, if you're going to go the turnkey route, make a trip to whichever market you choose and see the work each turnkey company produces.

can I get away with just my cell phone starting out or is a business #/fax line necessary to start out?

I have about 60K in school loans, I bought a new car in January with car payments, and I have all the regular bills as does anyone else like cell phone bill, car insurance, cable/internet bill...that kind of stuff..and I live at home with my parents.So I have been really really looking into real estate the past couple of months.

If you would like a career in RE go get your RE license then work for a broker who specializes in which ever area of RE your interested in.. that will get you the most real time and effective training.
