Who Goes on the Team First?

My wife and I are new investors.  We have a fair amount of cash saved up and recently inherited a rentable home.  We've been on BP and the podcast for about 6 weeks learning everything we can and I've been reading business books and trying various businesses since I was a teenager, we just never found a business that worked for us long term.  We want to do our investing correctly from the beginning.  Our current plan is to Buy, Rehab, Rent, but wait to Refinance.  Since we have some cash we want to maximize our income in the short run.  Once our cash is fully invested, we plan to Refinance and Repeat.

1. Who on the team helps with actually recommending and setting up the LLC or Corp? The CPA, a lawyer?

2.  Where do lease documents come from?  A lawyer?  We want to follow the advice of the folks on BP regarding strict lease agreements, we just need to know where to source those documents.  Are there standard Florida docs, or do we need to create our own from scratch?

3.  Is there a book you would recommend that handles details like this?
