A decade later still the best move I ever made, it's a cash machine, and that $15k has had the best return on any investment I've ever made.

So 2k rents for a 1k PITI payment is a wash anything over is a plus and under gets hit

My recommendation is to wash your hands of this as quickly and cheaply as possible.

They are wiping everything down (one hour per room), cleaning floors (30 minutes per room), washing windows (30 minutes per room), etc.On a 2,000 sq.ft. home, I would expect a crew of four to knock this out in 4-5 hours. $35 x 4 x 4 = $560. 

By building a shower and a kitchenette you can turn your garage into an income-generating machine.

I'd keep doing what I am doing, so I'd just have some more fuel for the machine.
