I would try goof-off if its really stubborn, if it is stained wood I would look at some wood cleaners/ and possibly sand and refinish portion to match depending on area and quality of unit.Also give TSP a try.

I have a cleaning fee in my lease, and if anything were to go beyond that in terms of damage I would withhold the necessary portion from their security deposit.

And that the wholesalers fee's ( i see them ) take equity from the seller many times when the fee is a large portion of the purchase price.  

Easiest may be to loan her the $80k in exchange for a first mortgage and a will stating you will inherit all or portion. 

I think that forming the right team and setting proper expectations and making sure the strategy you create to achieve your goals are much more important and vital then where or when you buy the property.

But, unlike in the above example, unless the court determines that the landlord falsified or misrepresented its damages, the court won't require the landlord to pay double the security deposit (or the portion improperly withheld).

Are you saying that a public company couldn't purchase a Fannie property because the 90-day restriction would be broken every time someone trades their shares (buys or sells a portion of the company)? 

The other big risk is leaving your company, which will increase with the longer time frame.I think the "double tax" aspect of the 401K loans is overstated since it only impacts the interest portion of the payments.
