NEWBEE NEEDS HELP WITH WHOLESELLING CONTRACTS

HI,

Just getting started in wholeselling in the Pa market. I've read various blogs on this site and I've been actively perusing sellers as well as buyers. In my efforts I've come across a great opportunity, however don't really have a strong grasp on the contract portion of this.

What contracts do I need and can someone please send me a copy or post a link to a copy.

P.s. I'm looking for a contract that would allow me to cancel if need be. (Not for regular practice however upon finding something's wrong with the house during the inspection period.)
