Most buyers, again most, look for solid comps to justify paying the price for a property.Both are important for any deal, but understanding the difference is VITAL!

Hey @Nicholas Williams good question, there is another layer on top of buying a triplex/4-unit with FHA vs. a duplex.

@Nik Eliadis there are several layers to your question here.  

Could have pretty layer on top and all junk underneath in bad shape.

So I drive out and in-person I can see there were no less than five different types of exterior siding, at least 4 layers (all showing) of linoleum in the kitchens, multiple floors were sloped, a couple were "spongy", and the back unit was an add-on that may or may not have been legal (but definitely a former porch). 

I use a more expensive plank product, not cheap - something middle grad with a good wear layer, they are solid, they have a great lock and then we lock it down o the perimeter with a molding piece. 

Application of these skills and knowledge is vital to growth in the industry.Regarding the student debt, depending on the rate it is at, it may be worth focusing on paying it down while you further your education in real estate.
