@Andrew Wilkins In Arizona you are required to work under a Broker for 3 years at which time you become eligible to upgrade your license to a Broker license.Under a Broker, you have the choice of going under a Team or working on your own.

Do the conversion, get approved for section 8, upgrade cosmetics so that you can get section 8 tenants to apply at a higher than market rent rate.

The units aren't in bad shape at all (they look very ordinary), but as tenants move out, I've been ripping out the carpet, putting in some modest upgrades, and making them nicer and raising rents.However, I inherited these tenants on the property who have no desire to leave even with rent increases.

There are allot of pro's of buying a model home such as its move-in ready, plenty of upgrades, and also there is the flip side of con's such as rushed construction, slightly used etc.
