This policy excludes a student who made 1.2x the rent (part time job), without co-signer, but offered to prepay 9 months of rent on a 9 month lease.

(of course I will check everything out once I decide whether to even take the application) I know the mother in law...she will pay no problem.I've had church people, teachers, police officers and everyone in between trash my properties but have never rented to a patrolee..so frankly...I just don't know.Advice?

On one hand, I love it, on the other hand I am feeling a bit like a student asking for help and being told they are stupid.

I did own a piece of land about 250 miles from me and I called the local high school and ask the principal if he knew any good upstanding dependable student who would like a small time job.

He also likes to rent to young nursing students, the younger the better, for several reasons: 1) The younger they are, the more likely they are to have mom & dad back their finances. 2) Nursing students aren't there to play football, cheerlead, or party.

You might could use a local high school student as well or someone in your area that wants WFH. 

I am a high school teacher in Colorado and I am always looking to help young people get started in real estate investing or help in any way I can.

This would be my first student housing deal and currently the property is not being run like that now.

Many depend on students & volunteers.
