Soap etc. that sits eternally in the same spot seems to also affect the grout and becomes another starting point for water penetration.The main issue with plastic or fiberglass surrounds is the fact that tenants simply do not follow instructions.

Have you thought about hiring a teenager to sort everything and scan so you have an electronic file and put in your “cost basis” file.?

This is spot on, it's the same line of thinking as someone who is handy thinking that means they should buy rental properties. 

I didn't notice any low spots where excessive moisture could be accumulating or any big trees in that area (roots issue), so I'm guessing it could be a compaction issue.

There are plenty of spots that make sense.
