In a syndication you could be completely passive and still get returns ~15%.

Even if your approval goes through without an attorney an appeal can be filed years later after your construction is completed challenging the zoning change (this is the case at least in Philadelphia). 

That makes it sound like you too view the relationship as skewing to be more personal.

You sound like you're very educated and are ready to take action!

Also, if you're near a golf course and don't rent it out on weekends, you might not have enough renters to make it worth your spend.Realtors don't just show houses on weekends, either, so I don't think this is a sound strategy.

There have been other sponsors that have sounded interesting to me, but I usually listen while I'm driving or running and can't easily stop and write down the name of the sponsor, seems like it would be more effective advertising to list them in the show notes, or to have one page where BP lists all the podcast sponsors so you can go back to get more information.
