So I plan on going with the FHA 3.5% down and hopefully going for something in the 3-400k range in a neighborhood like back of the yards, mt greenwood, south shore but also open to other options.

Not sure what I will do but it is something I am seriously considering.

They could downsize into something in a more modest price range or even become renters so they don't have to deal with maintenance etc.
