I would like to connect with other's from the BP COMMUNITY that either reside in the ABE area or Lehigh County and build a solid network that is focused on CRUSHING OUR INDIVIDUAL REAL ESTATE GOALS!  

I hope to get into more buy-and-hold properties by the end of the year and would love to take part in flips once I have established a solid portfolio.

Let me phrase the question a different way to avoid confusion -  I'd like a mix of SFRs in solid cash flow neighborhoods and some SFRs in good neighborhoods that are in the path of progress.  

On the west side of Cleveland you have solid C and C+ neighborhoods that will cash flow.

It is more important for the long term to form a partnership with a solid quality contractors. 

Home Depot sells the solid planks unfinished.

The other half has a nice,retired, and disabled lady on a fixed income who's not going anywhere unless some unfortunate, sad events happen.I've been living and renting out this duplex for a year now, and its solid, no issues, and essentially turn key.

It is one of the areas I am most interested in for purchasing rentals/buy and hold up to $150K with a solid rental history.  

The house was built in 1945, but in solid shape.

Any other suggestions for acquiring lease option properties and/or locating solid lease option motivated sellers would also be appreciated.
