Unless your windows or doors are wide open, you really won't smell this and it will not cause any damage.

I know Cap Rates can vary widely by market, so anyone with a local knowledge that can give some guidance would be greatly appreciated.

That's a wide range. 185 is not going to be good if that is an accurate comp. 240 would be awesome. 

@Art Perkitny  Philadelphia is a bit of a different beast where metrics like college education hold less weight, around here commercial development by proximity and what is in the  City's comprehensive plan is king, especially since Philly's value is in its evident boom of city-wide appreciation.  

@Gayle M Austin, an average single wide mobile in my area might go for $5-7k selling it.

I know estimates will vary widely with cost of lot development as far as road, city sewer, city water, gas, and electric hook ups. 

In Phoenix, rents vary pretty widely even within the same city.
