Most investors start with single-family homes, duplexes, or quadplexes, but as they become more experienced and creditworthy, they move up to larger syndication deals as passive LP partners.

That is my single family homes.

It is important to remember that if you buy a single family home that you will live in for a while, consider living in it for 2 years before you sell because the IRS will allow you to exclude up to $250,000 of capital gain on your property from being taxed ($500,000 for married couples).

I buy the lot cash, split the lots in 2, and build 2 single family homes.

Also, make sure to get pre-qualified from a lender for which ever loan product that you wish to utilize so that you can shop effectively. 

But Non-Farm Productivity was much better than expected at 2.3% vs estimates of 1.5% and it was a big-time gain over the prior reading of -1.7%.

If the inputs to build a home are higher, so will be the final product.

Utilities not split is a bummer, but I have a few clients who have househacked a single family with an ADU and that's a pretty normal thing in most places.

Nathan Build a floorplan or style of property that allows for this to happen. this is just development. buying land, entitling it, building a single or multi (most the time multifamily) and refinance equity out.
