Try to and you'll get blasted out of the water.When a lease attempts to address every little issue, you'll likely be found as being unreasonable and allowing the tenant the right of quiet enjoyment, you shoot yourself in the foot again.If you rely on a college student base, you'll get a reputation and the kids (if not the college) will black ball you, you'll get a bad reputation for being whatever.

- Baseline stats/data you look for in a multifamily investment (% of cash flow, Cap rate, demographics, etc) I shoot for 100/door on SFH and 150/dr on small multi in my area.
