In Wholesaling, doing well or not comes down to one simple thing many miss: listening to what the sellers want. 

The smaller sizes can accommodate the fast casual or grab and go concepts that are more in demand. 

Since most houses are older pretty much every single one fails their test and the seller is then required to replace the line.  

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

Let's look at this logically:1) Why waste time walking a property that the seller may not accept your offer?

A local candidate with a seller reputation that knows the area and can be your boots on the ground.

Buyer tries to purchase cheap as they can obtain, seller tries to sell at highest price they can obtain.

Without even introducing himself or saying hello, they went straight to the point and told me that it was ridiculous and funny to see that I had a listing up for $750k because 2 years ago his clients offered the seller $750k "off market" and the seller declined.

Look for areas with strong rental demand and good potential for appreciation.

I found an opportunity where the seller would consider carrying the loan at 5% for 5 years.
