Two years with the same tenant is better mathematically and finacially, because if your having to change out your tenants yearly, that's twice the amount of vacancies, if your using a PM then you'll have to pay them twice the amount of rent for the first month (Renter's Warehouse requires 1 month rent for example), if your managing the property yourself then that's twice the amount of showings at least and that's time which equals money, then there's twice the amount of maintenance to turn the property over for the next renter, etc......

this preys on people who have money, but their credit isn't good enough to get a bank involved).LTOs pay all taxes, insurance, utilities, and maintenance ($$$).LTO's pay market rent at a minimum, often slightly higher than market ($$$$$).LTO's receive none of the tax benefits of home ownership, because they don't own it ... they are waiting out the clock, and trying not to violate the terms of their agreement until they own it.I won't even attempt to get into all the different flavors of shadiness that investors will paint themselves to obtain property to sell LTO, that's a whole different rant.In this situation, the owner (real estate investor or otherwise) gets all the benefits.

If an attorney is handling the eviction let them deal with everything and limit your interaction with the tenant to just responding to urgent maintenance requests.

(Dealing with maintenance, doing move-ins/move-out inspections etc) My work hours are 8:30 am - 5 pm (although I typically work until 8:30 pm or 9 pm daily) I noticed that prospective tenants always ask to view properties in the evenings as they claim they can't request time off from work.

Those that cash flow decently will have quite a bit of deferred maintenance, or have some other big issue(s).
