I'm not refinancing my two so she remains on the mortgage and jointly owns the properties.Currently our plan is to remain married for tax benefits and to allow for a better CGT allowance if she sells one of her properties in the next two years.

I have a current rental property that is leased up but I live in the remaining small portion of the home which lenders still consider in the in the D-to-I ratio even though I don't pay anything, it runs at a 1.32 DSCR.

Generally speaking, liens that are in a senior position to the lien that’s held by the foreclosing party are going to remain attached to the property after it’s purchased at auction – liens that are junior are wiped out.
