You will not get a better return with rentals, unless you are buying junk, with flipping you might but it would be a big risk and in my opinion not worth it when you have a great guaranteed return at your fingertips.A penny saved is a penny earned.

I absolutely realize that all that gain and my initial investment will have to come out of my IRA at some point and it will come out at Earned Income Rates, not Cap-Gain Rates.

It seems like IF the majority of my income came from flips, I would easily be a "dealer," but if I only have done 1 flip, could that flip income be counted as an investor since flipping isn't the bulk of the business I do, or income I earn?
