Comps are changing rapidly and its important to keep an eye on valid comps, not just "its within a mile."

Hi looking for some tips and recommendations for areas to invest in Grand Rapids, mainly in small Multi-family turnkey apartments.

So, instead I decided to focus all my energy on building capital rapidly by doing rehab/flips or wholesales instead.  

If you don't have a reasonably firm strategy then you will suffer fear in being in the wrong niche and rapidly transition between investments...and transitions cost the most money in real estate!

I basically scanned the entirety of the units and pumped every seam and hole with some diatomaceous earth (you can get the food grade stuff if you're worried about "chemicals" since this stuff is available at Home Depot or Lowes for about $8 a bag with a small amount of borax mixed in). 

😉 As a new investor, I don't always know the "missing" costs when someone does an evaluation but I know those #s can sneak up on you.
