Ask the tenants to confirm the reported rents on the rent roll (i.e. get estoppels).Verify the rents aren't more than 5% above market rent for comparable units to ensure that as units turnover, you can re-tenant and maintain your cash flow.

I guess when you're dealing with the big box stores, you sometimes get associates that aren't as knowledgeable about different avenues to take when things aren't perfect. 

Be careful that you aren’t at the tip top of that range if you increased rents by $300.If you can increase you rental income this might still be a deal worth doing.

I think once you go through that process you will see that these quotes aren't that crazy.

One idea would be that you could build houses with detached garages and if the tenants don't want to pay extra for the garage, you could rent those out to people who aren't tenants. 

I know it is easier to say than do, but you aren't helping yourself by trying to deal with this on your own and you may create problems that delay getting her out.
