With that being asked so often, should I go ahead and create my personal LLC for this business?

I a sure you have all noticed the folks on here that are "pushing" our market and getting you all in a tizzy till you want to invest here. 

Under 70% occupancy pushes you into a Vacant Building or Builders Risk (BR) policy. 

I am part of a mastermind here in CO where we do exactly this, keep each other accountable and push each other to grow to the next level.

Because I doubt she is buying below market value or anything else, just go ahead. 

If you push the due date back, your flexibility will be exploited to no end.

Hi guys, after researching myself into paralysis,  I've decided to push into real estate full speed ahead.

I believe it is a short-sighted approach because times might change and demand as well as free cash might dry up and then all the long-term investors who understand the benefits of leverage will have moved to those TK providers who understand it systemically.It also begs the question if TK providers really have the best interest of the investor in mind as pushing for cash purchases removes one important accelerator of ROI.

I honestly feel as though sometimes I'm not moving quickly or that I can be doing more or taking on more and not realizing I have been able to accomplish task that wouldn't necessarily be deemed as "easy" or "for beginners" (I say this with the upmost humbleness) But I guess that feeling keeps making me push to new levels that have me look back and think wow.I really appreciate your comment and want you to know that it really did have a resounding effect on me
