It’s a great place no matter the time of the year.But again back to your first comment, make sure you are investing in real estate in a way that follows all laws.

I feel like I have to go all over the place to find the forums I used to follow and the thread listing takes up way too much space.

I have been following the podcasts and analyzing properties, but I'm not sure how much I want to take on.What do you recommend for someone my age to help me avoid making my entire portfolio 100% real estate?

Twitter can also be effective IF the author already has a presence (5,000-10,000 followers or more) there.For organic (non-paid) social media promotion, there will need to be a solid fanbase built up on whichever platforms you choose.

So it will take me a few more months before I can list my properties for sale.I would like to get everyone's opinion on the following questions...1. 

House is in need of the following capex items soon....Roof/Gutters/Insulation and Third Electrical curcuit box (Common area).If I used a Heloc to fund the capex items it would take 4 yrs of investing all cash flow into paying of the Heloc.

I just saw the following article and looks like it would be useful as a starting point to get a feel for the different markets and neighborhoods around Indy. 

However, the act of doing research on your market, seeking out investors, getting your **** together financially and following home/rental prices are all part of the process of being 'committed'.
