Tabitha Johnson Most will tell you "it depends" but I'll tell you my opinion.I haven't quit my day job yet but REI has given me the safety net to be able to renegotiate my work situation to be much more flexible.I think that you track and know what your personal expenses are, and you quit your day job when you have enough passive cash flow to more than pay for your expenses.

I had a stupid tenant make a comment to me about smoke alarms and kind of to the tune of if you put that back up in the hallway and it starts beeping I'm just going to rip it out..I called the fire department from the parking lot,, said it was a non emergency,, that a tenant had threatened to tamper with my safety equipment and wondered what to do.. they came out and talked to the tenant right away.. never another word was ever mentioned from that jerk again.

Print out all communications you have had with the tenant, and all the times she canceled the appointments, even have contractors give you a letter stating who canceled the appointments. get as much as you can to show the courts that you have tried to repair things. she does have the right to hold the rent because of the complaint she filed and because the work was not taken care of yet. take care of the pest control and try to get it later from her security deposit, sounds like you have other tenants on the property, it would be a good idea to take care of it before it they start to complain. the town gets a complaint from tenants, they can go and inspect, they do not get involved with the legal side as to who did or didn't do something, only what they inspect and see that could be a health or safety issue, as a Landlord you have a responsibility to maintain the property.
