If you do a 506c Private placement you can advertise and bring investors together to meet, but for what reason would you be able to get them together.I think that the better question would you invest in you knowing what you know about your experience and lack of track record.

I think there are two reasons:PM fees eat up the cash flow. 10% PM fees are very common, some also charge up to one month's commission (about 8.3% rent if with 1% rule) for tenant placements.

If spread out across the USA it is not as much of a big deal… we are already bidding against hedge funds to get good deals in my po-dunk market… Among the targets is neighboring cities to destination locations(basically Round Rock to Austin, West Palm Beach to Miami, Franklin to Nashville).Also, cities that have international airports in business friendly tax states for possible and assumed industry placement.

I think the reason is precisely one you mentioned - people are far more comfortable with the internet than they used to be and more people than before are looking everywhere for yield.If you can find an apartment complex which makes sense financially I say buy it.

It would seem plausible that some of these 5-7% ROI parks will return to the market as distressed sales in the near future, precisely because that return doesn't factor in enough risk and margin for error.
