@Kyle MyersI never suggest cashing out retirement funds especially Roth IRA funds because of the power of compounding since all gains grow tax free in the case of a Roth IRA. 

I have yet to see a comprehensive real estate program that focuses on powerful online sales techniques and I don't mean buying some "buyer's list" then soliciting, no, I mean tried and true methods in selling real property.

It just goes to show the power of REI, that someone can buy off MLS, use a realtor, and still be as successful as you have. 

There's nothing like flying an airplane and then looking for the manual.At least you know that you the caller is not the person in charge, hence can't sell you the property.That person will have "standing" with sufficient capacity, powers and authority to transact.

If they are new to the site I don’t immediately discount them, but I wonder if they have staying power or if they are just going to jump in to say their 2 cents and the jump out and never be heard from again.Full disclosure I have only been on BiggerPockets for a year and a half.

No power for 3 months unknown to me. 

But if I didn't have another 100 grand I would lose the purchasing power of that money.Like Aaron said, you can put the money to work for you and get a greater return.

When you have a true motivated seller then these deals become very powerful in your favor!
