From a pricing perspective, I have seen a lot more assets out on the streets for sale but the pricing on them appears to have had little adjustments.

Lots of potential buyers have looked and loved the house but have financing issues or do not care for the location (west of Charlotte; one neighbor across from street has junk in yard).

It's on a quiet dead end street in a B/C+ neighborhood.

I am guessing that this is a working class neighborhood and each apartment will have a vehicle, but the lot is small, so some renters will be fighting for a parking spot on the street. 

There are quite a few themes out there that you can use, the most popular I have seen is "Houzez" on themeforest, which costs around $60.

It make the case the "drive to" spots are going to become increasingly popular due to the perception of greater safety. 

Some of these functions have moved to bigger stores or are popular in malls too.

Complete rehabs on the same street have recently sold for $82k. 

I recommend finding an investor friendly realtor to help you with neighborhoods and streets.
