Hi @Michael ThrowerYou might not have a lot of local REIA action, but that doesn´t mean there aren´t multiple players in your area buying lots of houses.

She said it would be difficult to get funding when competing against established non-profits. 

And know this, there is no such thing like a website for wholesalers for beginners.You are going to be competing with all the beginners and seasoned wholesalers alike.

And if you are competing against other cash buyers with proof of funds, your offer will not compete without proof of funds.

I also don't think I have time to get a HML in place.I had to compete with two other offers one was 5k below mine and one was equal to mine but the executor of the estate went with me b/c I waived my right to a home inspection.thx again for the input!

I do see the "bigger" players all advertised in the local YP.

I suspect if you found a good independent agent with market access (all the top carriers competing) that writes a lot of property insurance you would see a simlar spread between RC and ACV for your properties.

The houses that will be your competition when selling are right there, so make sure you will be competitive.In some neighborhoods, that means a master bath suite; in other neighborhoods, the extra bedroom is what will make it compete better.

All that maters to real players, is it a good enough deal for me.
