It is extremely hard for the average person to afford a standard home, car, and investment property without any debt.

It's tough for me to answer on a learning curve question I went to high school for architecture and college for construction management and I've never personally flipped a house, although I know how to budget and schedule it.

The person who owned it before me filed an affidavit of correction for a mortgage he had on the property and referenced an instrument number that had the wrong legal description.

Would appreciate recommendations from this group for attorneys / law firms that specialize in such matters as well as suggestions on what I should / could do if you have personal experience with such matters. 

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.
