@James Masotti I'm suppperrrrr late but I just read through your posts and it was extremely entertaining.

Question is...for the right price/investment why do some investor not even entertain these properties?

Say a new investor is starting out and he can relocate himself to anywhere in the western states that he wanted ( Montana, Idaho, Wyoming, eastern Washington, mainly for outdoor interests).

There are non-traditional lenders that may entertain a 3 year term but rates won't be in the mid to high 6% and these lenders may also have prepayment penalties.  

My wife and I love to do outdoor activities (hike, climb, bike, ski, etc) and concerned the area does not have as much to offer as Phoenix and the surrounding areas.

Did you do anything to the outdoor space? 

The show American Greed is really entertaining but you have to remember that’s not how all advisors/planners are.

All of the amenities, etc. for owners (waterpark, pools, parks, bike trails, tubing hill, rock climbing walls), plus The Village at Sunriver (restaurants, coffee shops, breweries, ice cream/candy, quaint shops , kids entertainment areas, and recreation rentals, are all geared towards STR guests. 

At the end of the day, it's entertainment - they want to expand your horizon and be a dreamer; its sales baby.

I am a numbers guy so it will be entertaining for me to punch in the numbers and do the math.
