Hi all,Here is my information pertaining to my question of which state is the best to start an LLC in:The business will be selling dried fruit.The location of preparation, packaging and shipping of the product is in California (at least initially, run from out of my house).I will be the only employee (most likely for several years anyway).Business will be conducted online only, selling to anyone living in the U.S., Canada or Mexico (initially limited to these county's due to shipping scales of economy, to be expanded elsewhere if I can get shipping costs down).I ask this question for the purposes of:Paying the lowest LLC start up and recurring costs related to the LLC.Having the least amount of paperwork required to start, and maintain the LLC.Having the most comprehensive protection for such a business (& of course, for me the individual owner of the LLC).Aside from the LLC, I will get a CA class a cottage food permit and of course pay CA taxes. 

They have a REO list you can look through online as well.

If I were I would first look at the Tax Assessors Office or Tax Records Office (online for that City) and see who the owner is.

I am primarily interested to know if anyone uses Quick Books Online for rental property bookkeeping and how they like it.

I mean never doing any due diligence.. selling houses for 80k they bought for 5k .. many times never rehabbing them.. etc etc.. their is enough blame to go all the way around the globe..I first got involved with on line real estate social media .. when I found the property investor forum .

It is nice to have a debit card for any online payments.Our experience of late is that Fidelity and E*Trade are not opening accounts for IRA owned LLC entities. 

My state has these online but im not sure about yours.

I have read online that a IRRL( Interest Rate Reduction Refinance Loan) is one way to get rid of the Primary Residency Clause problem. 

The level of activity and involvement are very different, especially when getting started...and they meet different goals/objectives.
