I have already read through the Beginners Guide recommend by @Paul Timmins...I will dive into the rest of the recommended reading tonight.

I look for partner splits, health issues, divorce, owner wants to retire, owner needs to focus attention on larger properties they own not doing well, death, etc.The business is established a long time and the good price is coming from the sellers need and NOT that the business isn't sound or it's taking a dive.

I received my first call Saturday night from a tenant that wanted to have the heat turned on.

It gives you access to DC, many outdoor activities to choose from, and night life as well. 

I am starting to get a clearer picture and will continue my research before I dive in.  

I also am on Bigger pockets so i can meet Multi-Family buyers, Commercial buyers and anyone who is willing to dive into Fire damage homes as well.

The mentor section had me chuckling, though, because when it talks about having to work nights and weekends on real estate, I got excited and said that I would do that without a problem.  

I have family members with special needs for whom I am the primary caregiver, so "working nights" with notes is appealing.
