However, I do have a great job in San Diego and am not necessarily counting on the cash flow for income (playing the long game with equity accumulation), although it certainly would be nice.

They focus solely on second homes for their users with no cash flow play, and we’re focused on investors who want to cash flow from vacation homes. - There aren’t projected returns because this is our first year in operation.

Other than tired of being a land lord, are there other reasons to part with your properties en masse?

Seattle is mostly an appreciation play now.

@Matthew FranklinI did a cash out refi on my primary 3 years ago to pull 100k out to play with.

We run 10 year projections on deals so you can tell which strategy would be a better play in the long run. 

I feel I have to be overlooking something right in front of me but I’m struggling on deciding if the 20 year is worth it based on the additional  immediate funds I will have access to or if I should play a longer game with the 30 year.
