If less than two years, cost seg probably isn't a good route.

There are costs involved with writing mortgages.

Is there enough cost savings for it to make sense.

I am good with multi family with property management in place.  

Even if you were able to find 10% down, the lender would still require you to have another 10% - 15% on top of the DP when you add in closing costs and reserves. 

They'll have resources.Also - check with your real estate broker regarding asking the seller for a credit (FHA allows seller credit up to 6% of loan amount) toward paying closing costs.
