There seems to be a lot of them and I guess I'm looking for one that is reliable, easy to work with and charges relatively low fees.

Ie If we got the property, the price is low enough that my wife and I could personally cash flow the building until it was stable, but is that a 12 month time horizon?

We have been eating with paper plates and cups since September 1st, and since we can't store anything in the kitchen, our dining room has become a storage area with plastic shelves, boxes and a china cabinet that acts as a pantry. 

If some are very low you may experience a move out but this is simply part of doing business.

After some time due to some reason the rents in the neighborhood goes low, vacancy rates are hitting high and also the property price has gone below the purchase price.
