A bit of background first; Myself and my friends are about to finish university, and will be working our first 'real' jobs beginning in 2017.

I'm currently still active duty military, and my goal is to get my real estate business firmly established in the next four year so that when I get out of the service I don't have to apply for jobs unless I really want to (probably not).

Also, take photos of the house, measure the square footage,and send this  to all the guys interested in the job. 

I would love to get to a point where I can quit my job or go PRN couple days a week to keep skills sharp.

Suddenly (and suspiciously) though her job offer is no longer certain apparently and she is stating that she will not be renting the house.

I'm interested in finding ways to invest while keeping my full-time job with the military.I have a little bit of experience with the "buy and hold" strategy, but I would like to explore the idea of partnerships to expand my leverage. 

I think she needs to do a better job marketing her listings before getting snappy with people on the phone lol

In an up and down configuration, you may have an upstairs unit that gets very hot.Showings/Turnover scheduling.  

I'm already thirty days behind the schedule I had in mind and each passing day moves me deeper into the off-season for selling houses.
