- Familiarity with the local markets- More parties to work with (more cogs in the machine ie. property managers)- The lack of face to face interactions with different parties.The thing I neglected to mention was that I have a very flexible schedule and I'm able and willing to live and stay in the city I'm investing in for several months at a time (esp in the first couple years).

Ultimately, my end goal would be to use APIs for lead generation, automate basic qualifying data points based on our personal acquisition criteria (location, potential rents per unit, AVR, rehab costs, etc.) to eliminate the manual element behind analyzing deals.
