The only time you should interact or communicate with them is when you need access to their unit, they need to report a repair issue or you need to tell them that there was a problem with their rent etc...

Also, I interact with a lot of people looking for skip tracing and some of the feedback I'm getting is that they are getting tougher on their approval process.  

If you want to deal with him on flips then go ahead but any interaction with your tenants is a huge liability.

I agree that the red flags during interaction will be the big key to finding a winner.

Haven't found any yet that we'll allow to directly interact w/ leads, clients, partners.... 

I have a nuber of ideas under a post called "what is your best marketing technique"  but this post requires special attention since you dont live anywhere near your target area and you can directly interact with yout birddogs. 

You don't explicitly say this, but this is more of an attitude you have regarding this whole interaction.
