I also heard of a SD lady who was successfully doing vacation rentals in Ramona ... forget her name, but sounds like an interesting strategy especially if you are in a unit next door and can manage yourself.FHA is rough for fixers, especially 3-4 plexes in SD (google "FHA self sufficiency test").

IL and IA have had laws on the books and EPA has every right to come in and test if any child who has as much as PLAYED at your property tests positive.

I will be selling off at least two houses per year so I'm definitely ahead.Second, I have friends who need help buying or selling or that refer others to me so it's provided me three other sales this year without me doing any searching for clients.Third, it gets me in to houses without needing someone else to let me in and then I can write my own offers if I were to choose to.Cons are that it takes considerable time to study and take the test.
