Someone please help and I thank you in advance, here are the numbers : Asking price : 39k , repairs are around 15k and ARV is 72k taxes are 1600 , The terms from my lender are as follows for 50k loan : 6 months for 3 points and additional 2 points for 3 month extension so 9 months for 5 points , the fees are 1200 and I will be rolling fees and points into the loan with an interest rate of 8.29% Now I will be getting an inspection soon for $325 and I want this deal to workout but the only thing that I’m thinking of that’s having me worried is if the property will appraise for the 72k , along with the inspection if there are damages that might exceed the 15k once I have a contractor give me a bid.

But now I am super keen on it.We have the opportunity to move back to Sarasota for two reasons1:Save a ridiculous amount on state taxes with my main business2: to invest that saved money into real estate.Im curious to know what is working in Sarasota and if its worth it to move there for this reason.Ideally I would like to invest in rental cash flowing properties, but I do not mind other strategies as well and where to even begin.I hear that it is tough to get homes at a good price here due to huge firms bidding them up, but I cannot imagine it being nearly as competitive as San Diego.My girlfriend's dad is a mortgage broker so I have a sweet deal on financing if needed.I would also be interested to here if anyone is in San Diego and thinks I should stay here to invest, although im sure thats not the case as rents are lower than mortgages here.However I go, I would need this to work out as I would be giving up quite a bit here in San Diego for a few years to build up a portfolio of real estate there.Any advice on which direction to move in is highly appreciatedChristian

If they aren't making progress with an agent, let them know if it doesn't work out with the agent, you are still willing to work with them.Oh, and if it does, you have an agent who's going to like and appreciate you, which is a good thing.

That gives you flexibility to either do a workout with the borrower for terms they can handle or hold it for two months till the supposed sale happens and get the spread between what is owed and what you paid.

Question - Can I approach one of the two agents, and make an offer of $320k for both properties - letting the agents work out a creative deal to make both sellers happy?
