There are sites for legal form libraries that attorneys use (restricted to members) where they get much of what they do, fill in the blanks and hand it to the client with a bill.I have written notes, installment contractsand other agreements where an attorney has asked if they could use it.

I've budgeted for converting the half bath to a full bath.The drywall contractor that I am 99% sure that I am going with has quoted me $2660 to tear down the paneling and to install drywall. $2140 to install thinner drywall over the panels.

Those that come to mind immediately are the liability in transportation (house falls off and kills 20 people), installation (house does not sit well on new foundation), sales (new buyers squirm at fact that house was previously on a truck bed), title (I'm sorry... the house is WHERE now???)

@Josh Cohen - Bigger Pockets has two great books that can be found here - The Book on Estimating Rehab Costs is a fantastic source of numbers, while The Book on Flipping Houses is a fantastic source of strategy.I believe that you can get them in PDF form or hard copy from either BP or Amazon.To give you an idea of what the first book has - an example page is for flooring, where it will go over all of your options (laminate, hard wood, tile, etc) with cost per square foot, installation cost, comparisons for how long each option will last before needing to be replaced, etc.

That being said, the two options that I'm aware of are to do owner financing which would allow you to pay taxes based on an installment sale (you do not get all of your money out right away, but only pay taxes on what you get out and still pay all the taxes) or to live in the property for 2+ years before sale.Here is a thread with a lot more information about the installment sale option: https://www.biggerpockets.com/forums/51/topics/142582-tax-implications-of-seller-financing-via-note

I found one "thing" on Amazon for $30 which I wouldn't trust for a second, but the cost can hit several thousand dollars for "utility-grade" installs you would find in large MF.
