For SFRs I think we're not in a bubble yet although in some markets like southern CA, we're probably there already.I gave a toastmaster's speech in November 2005 warning of an impending real estate crash.

One thing that worries me when everyone is talking about the impending recession is this:   Recessions tend to hit the lower income earners first then moving up the chain. 

@Samil Tun apologies, I misread your initial post as you couldn't buy anything for reasons other than the state of the market. 

He recently partnered with Karen Hanover (commercial real estate) and it appears that didn't work out very well as Karen has lately been posting on FB and apologizing for DC's constant pounding of emails to her list for his upsell plus a few other things.I also previously checked online and there are alot of complaints that DC doesn't return phone calls and emails, doesn't reply for refunds, etc.I wouldn't waste one penny with this guy.
