I buy SFH and renovate myself.

Rents go up, houses appreciate, your indebtedness decreases. 

Watch how the FED always mentions Housing Prices, etc. 

We're still a small enough city that you can easily discern the path-of-progress (POP) when a neighborhood is getting "squeezed" by adjacent areas that are growing/renovating quickly.

There tons of old duplexes that need renovating, and vacancy rates for a nice product are very very low like 1-3%.
