Keep in mind, if you sell FSBO, you are responsible for every aspect and dollar spent trying to find a buyer.

@Eli MooreI don't think it makes any sense to become an agent just to do your own showings... you should only become an agent if you want to be an agent.It sounds like you just need to find an agent that's a little more flexible / responsive / used to working with investors.And - a lot of the best deals for investors aren't even on market.

I am invested in their fund and they pay their solid return religiously.

I know personally when im looking for a place to stay if its a little more pricey my brain usualy jumps to "oh this place must be better than the others" since this is a heavy market for vacation rentals and not traveling professionals I could see that being a factor but it makes it very difficult to price and what price point to risk.

Ideally, I would like a traditional duplex for a long-term buy and hold position.This will be our first home purchase so I want to make a solid decision.Duplexes are going very fast in my area with multiple sight unseen offers just hours after posting.

So much of my response can be boiled down to: 1.

If you connect with a elderly homeowner who wants to learn more, if possible, make sure they have a younger/responsible adult that they know and trust to avoid bad optics.
