Setbacks, previous demo permits not pulled, soil quality, site utilities?

The very nature of new build developments is that they're manufactured and sold at a healthy market price so I'm not sure there's much for the investor-minded person there. 

After doing some research, I feel the Augusta market is healthy for investing.
