How did you find this deal and how did you negotiate it?

It's probably best to start by reading up on some books on the subject as well as networking with others here who have done these types of deals already. 

Not sure where you are at with flips as another potential stream of real estate to get into but that's mostly what I work with.We have a couple deals on the east and north side that might be worth looking into if you are looking to expand.

.- Lastly, in you qualify for Conventional, it's almost always a better deal than a comparable DSCR loan.

I'm willing to give a percentage of all the contract deals I can get in 30 days.

We backed out of the deal instead of looking for other options.

I'm wondering if the return on equity is worth it or if I should sell and get into better investment deals.

Since this is an auction deal I have a hard deadline to close.

The deal is fully funded but I know of some similar opportunities.
