I just wanted to post this and see any input from the community on any tips or just comments, I’m a newbie but have the drive to not be a slave in a company where I am replaceable and cannot make my own schedule.

You can get a gift for a down payment but it must be from a  blood relative or "like" relative  and the you must explain the close relationship and why the "like" relative would give you a gift. a GIFT for downpayment is money given willingly to a buyer without repayment. 

If you are purchasing with a conventional investor loan you are not able to get gift funds or borrowed funds for the cash to close.

Just writing a post trying to network and maybe get some tips on how to get started.
